An ALTA/NSPS Land Title Survey is a comprehensive boundary survey that is prepared to the current ALTA/NSPS minimum standards. ALTA surveys are often required by title companies to remove the survey exceptions from the title insurance policy. Several items that are shown on an ALTA survey are:
- Easements that may encumber the property
- Possible gaps or encroachments across boundary lines or easements
- Access to a public street or lack thereof
- Zoning of the property along with the setback requirements
- Flood zones that may affect the property
- Observed evidence of any use by other parties
- Observed evidence of cemeteries
- Names of adjoining property owners
